What does the calculator include?

The full lifecycle of a Portuguese residential property deal: acquisition taxes (IMT, Imposto do Selo, notary, registry), mortgage amortisation, annual operating costs (IMI, AIMI, condomínio, insurance, vacancy, maintenance), rental income, and exit with capital gains tax using the official deflator coefficients. Output metrics include gross and net yield, cash-on-cash return, IRR, and equity multiple.

Is this legal or tax advice?

No. It is an educational and analytical tool. Results depend on inputs you provide and assumptions we publish. For binding decisions, consult a licensed tax advisor or solicitor.

How is IMT calculated?

Using the current progressive brackets published by the Autoridade Tributária, with the correct scale depending on whether the property will be a primary residence or a second home, and whether it is in mainland Portugal or the autonomous regions.

How is capital gains tax handled at exit?

The acquisition cost is indexed using the official monetary devaluation coefficients (Portaria updated annually), not a user-supplied inflation rate. Allowable expenses (IMT paid, notary, improvements) are deducted. For individuals, 50% of the gain is added to taxable income and taxed at marginal IRS rates; reinvestment relief is modelled when applicable.

Do I need to sign in?

Yes. Authentication is required to rate-limit free usage and to save premium scenarios. We use Google Sign-In so no password is stored.

Do you sell or share my data?

Which market data does the tool use?

Tax brackets, deductions, deflator coefficients, and IMI rates are sourced from official Portuguese publications and updated each fiscal year. Market rents and prices are assumptions you provide for your specific case.
