What does the calculator do with my inputs?
We combine purchase costs, loan repayments, rent, expenses and your planned final sale — or the value of a property you keep, less its debt. This helps you understand the cash you need upfront and what may be left over. Saved results keep the inputs used for that calculation. If you change an input, calculate again.
Where should I start when reading the results?
Start with the money left after expenses, tax and loan payments. Then compare it with the cash you invested. A return that includes the final sale is not the same as rental income you can spend each month.

Gross yield = scheduled annual rent / purchase price. Operating yield = income after running costs (NOI) / price. Yield on cost uses total property cost. Return on cash invested (cash-on-cash) uses income after financing and modelled tax, without the sale. Internal rate of return (IRR) considers when you invest and receive money, including the sale or net value of a retained property; it may not exist for some cash-flow patterns. Net present value (NPV) brings those cash flows to today using your required return and subtracts the initial investment.
Which taxes are estimated?
At purchase, we estimate IMT — Portugal’s municipal property-purchase tax (Imposto Municipal sobre as Transmissões Onerosas de Imóveis) — and stamp duty. While you own the property, we estimate IMI, the annual municipal property tax, AIMI, an additional property tax where applicable, and rental-income tax. On sale, we estimate capital-gains tax on the taxable gain, not the full sale price.

We use the official government property-purchase-tax tables for 2026 and the residency, date and relief choices shown in the form. The taxable property value (VPT) is a value used for tax, not a market valuation; when missing, the model uses purchase price as a proxy where indicated. Rental and capital-gains tax rates simplify personal circumstances. The calculation neither confirms relief entitlement nor replaces a tax return. Check residency, exceptions, reinvestment, business activity and household circumstances with Portugal’s tax authority (AT).
What is the temporary reduction in tax on rent?
Portugal provides a temporary 10% tax rate, or a more favourable applicable rate, on residential-only rental income received through 31 December 2029, within the rent limit and other legal conditions. We model only the individual landlord reporting property income under personal income tax (IRS Category F), not companies or business income. Selecting the option does not establish entitlement.

Article 45-C of the Tax Benefits Statute (EBF) provides a 10% rate for qualifying income received from 1 January 2026 to 31 December 2029, unless a more favourable rate applies. The model uses the lower of 10% and your entered rate. It tests the whole property’s amount against the documented national €2,300/month limit. If its checks fail, or from 2030 onwards, it uses your entered rate. Its calendar starts with the whole 2026 purchase month, without day-level proration; that is a simulation limit, not a legal requirement to buy in 2026. Future ceiling updates and regional uplifts are not forecast: confirm the treatment for the islands. Your entered rate is an assumption, not verification of the conditions for another reduction.
How does the calculation check the rent limit?
We average contractual payments over the months you expect to let the property in each calendar year. Scheduled increases through December count, even if your simulation ends earlier. Vacancy does not reduce this average.
See conditions and details
Months before letting starts do not dilute the average. Extra payments entered only to test the limit add no income or taxable base to the calculation; do not repeat amounts already included in rent. This is a forward-looking assumption, not a complete annual tax return: confirm actual averages and early lease endings. Manual mode keeps the rate constant, including older scenarios. Exemption under the separate affordable-rental scheme (RSAA) is not applied automatically; its official limits and conditions need verification. Small rounding differences can occur between the tax reduction and the change in profit.
Do market figures tell me what my property is worth?
Every market figure identifies its source, location and observation period. A typical municipal value does not value your property. Sale prices, new-contract rents, bank valuations and asking prices are not interchangeable measures. Missing data is not replaced with invented numbers.
What if interest rates or rents change?
Scenarios show the effect of changing your inputs; they do not tell you the future. Observed rates, expectations and hypothetical examples are labeled separately. A past relationship between interest rates and prices does not guarantee it will happen again.
What happens when a source changes or has no data?
We check updates and keep the last valid data if a source fails. The app flags old or unavailable figures. An unverified legal change does not automatically become a calculation rule. The calculator was last updated and reviewed on 14 September 2026.
