Free plan

Full access to the calculator with a limit of two full simulations per day. Every Portugal-specific rule is applied in full — there is no watered-down free tier. Results include all taxes, cash flow lines, and return metrics. Ideal for occasional analysis or deciding whether to upgrade.

Premium — lifetime or monthly

Unlimited simulations, unlimited saved scenarios, side-by-side comparison of up to four properties, and export of reports as PDF. Choose a one-time lifetime payment if you want the tool without a subscription, or a monthly pass for shorter projects such as a single house hunt.

What is never charged

We do not charge for bug reports, support requests, or access to our published methodology. Calculation formulas, tax brackets, and data sources are documented and kept up to date each fiscal year.
